Warehouses, docks and offices around Stockton
The Stockton area is built around moving goods. Distribution centers and warehouses line I-5 and Highway 99, food manufacturers and transportation facilities run long shifts, and loading docks and parking structures take daily wear. Downtown offices, medical suites, retail stores, schools and dealerships make up the rest, along with similar buildings in Lodi, Manteca, Lathrop and Tracy.
If your company manages buildings in this area as part of a portfolio spanning one region or many states, you can hand them to us on a contract your firm signs with us directly. A logistics client’s office mezzanine, its break rooms and its concrete warehouse floor can all go to one company instead of three.
Industrial buildings bring their own cleaning calendar. Break rooms and locker rooms are busiest at shift change, dock floors collect pallet debris and tire marks, and production areas are off limits while lines run. We build each site’s schedule around those windows instead of a standard evening start.
Start dates you can plan around
Plan on a walkthrough of a new building within 2 business days of your first call, with our crews working there before the week is out. For an industrial site, the walkthrough also covers shift times, dock schedules and which areas stay off limits during production.
Paperwork can move in parallel. A request through our contact page brings the vendor packet to your inbox from our operations team, so your vendor setup can start before the walkthrough is even booked.
Insurance and the people on site
Our certificate of insurance (COI) goes out within 1 business day of the request. Ask, and it lists the FM firm and the warehouse or office owner you answer to as additional insureds. General liability coverage runs $1M per occurrence and $2M for the policy aggregate, with an umbrella policy over that and workers’ compensation for the whole crew.
Background checks are cleared for each crew member ahead of a first shift on any site of yours, and our crews work in uniform. Many industrial and secured buildings have their own entry rules, such as additional screening, a badging process or an escort past certain doors, and our crews follow each site’s requirement.
Tickets through your system
Tickets reach us inside whatever work-order system your firm prefers to dispatch from. Acceptance, updates and closeout all get entered there, so dispatch sees every trade on the account in one view.
A ticket’s not-to-exceed (NTE) figure is where we stop. If a dock scrub or a restroom job needs more than that figure covers, we come back to you, and the overage happens only with your sign-off.
We answer urgent tickets, such as a spill across a lobby floor or an overflowing restroom, on the day they land. Urgent calls get picked up nights and weekends too, which matters for buildings running second and third shifts.
Industrial work and everyday cleaning
On the industrial side, FM companies can send us warehouse and industrial cleaning, scrubbing of concrete floors, dock and parking garage cleaning, equipment exterior cleaning and support-area cleaning for food manufacturing plants.
For offices and public-facing buildings, the recurring work is nightly janitorial, office cleaning and a day porter on site during business hours, with floor care, carpet cleaning, deep restroom cleaning and construction cleanup as one-off tickets.
What you get back after the work
Each visit is bracketed by a logged arrival and a logged departure. For an account with several buildings, that gives you a dated record for each one.
When we finish an urgent call or a single project, we send photos or a short close-out note for your file. Our supervisors also inspect each site, and their scores or reports are shared with you.
Those records can answer the usual owner questions without a site visit from your team: when the crew was there, what the urgent job looked like when it was done, and how the building is scoring over time.
One account manager and clear invoices
From Lodi down to Tracy, each building your firm hands us reports to a single named account manager. Should that manager be out of reach, escalate to our operations manager.
Several buildings across Stockton and its neighboring cities can come aboard together and run from one schedule. Billing is by site or by ticket, at your choice, and every invoice we send names its location and quotes the work order number.
A few useful answers
Common questions.
Can one company clean both the warehouse floor and the office space at a distribution site?
Yes. Concrete floor scrubbing, dock and support-area cleaning and office janitorial can all sit on one account with one account manager.
Do you take urgent calls for buildings that run night shifts?
Yes. A night-shift building can reach us with an urgent call at 2 a.m. or on a Sunday, and that ticket gets a response the same day.
What liability coverage do you carry?
On the liability side we hold $1M for any single occurrence with a $2M aggregate. We also carry an umbrella policy, and every crew member is on our workers’ compensation. Our COI reaches you within 1 business day, with your firm and its client added as additional insureds if you want them.
Where does an FM company request the Stockton Janitorial vendor packet?
Through our contact page. The operations team replies with the packet by email.
